WPP signs on as anchor tenant at $555 million 51 Flinders Lane development

Global marketing giant WPP has been announced as the first major tenant at the GPT Group’s flagship 51 Flinders Lane project, currently under construction in the Melbourne CBD’s sought-after Paris End.

WPP will lease around 4540sqm of premium office space across six levels to house its 700 Melbourne employees. The new tenancy will form part of WPP’s network of state-of-the-art campuses designed to unite its diverse agency brands and teams under one roof.

Rose Herceg, WPP president of Australia and New Zealand, said the move to 51 Flinders Lane represented a strategic commitment to fostering collaboration and creativity.

“51 Flinders Lane’s cutting-edge precinct adds to our world-class WPP campuses, which bring our agencies and talented people together in one inspiring workspace,” Ms Herceg said.

“Our campuses are designed to foster creativity, boost collaboration and enhance sustainability, all of which leads to better outcomes for our clients, and we are looking forward to moving into our new campus in mid-2026.”

The GPT Group’s $555 million project aims to set a new benchmark in sustainable commercial development. The 51 Flinders Lane complex will deliver around 27,500sqm of A-grade office space and 1000sqm of retail amenities across two towers – a 14-level North Tower and a 39-level South Tower.

Construction is progressing, with completion anticipated in March 2026.

GPT Head of Office Matthew Brown said securing WPP as the first tenant underlined the development’s appeal to leading companies seeking premium space in Melbourne’s CBD.

“We are pleased to welcome WPP as our first committed tenant at 51 Flinders Lane,” Mr Brown said.


This is a landmark, next-generation development that reimagines what the workplace could be with quality spaces and amenity that inspires collaboration, all while having the best of Melbourne at its doorstep.



The project will also set a high bar for environmental sustainability, being upfront embodied carbon neutral from construction through to operation. It will be fully electrified and target top-tier sustainability certifications, including a 6 Star Green Star Design rating, 5 Star NABERS Energy rating, Platinum WELL rating, and Wiredscore Platinum certification.

Future tenants will enjoy panoramic views, cutting-edge design, and proximity to Melbourne’s celebrated culinary institutions and iconic sporting precincts.

Leasing for both towers at 51 Flinders Lane is now under way.
